We found a cheap rental rehab home and and I'm trying to come up the best way to structure the operating agreement.

You could get workers for USD $3 per day to cut brush.Local produce is relatively cheap. 

Pensacola, FLProperties are pretty cheap.

The list goes on.For mission-critical items, you want quality, not cheap.

It's very important to have a good PM and not go cheap or there's a high chance your rental will get poorly managed and you'll lose money in the long run. 

So seems to me pretty cheap way to get to meet people that are doing the deals and learn at the same time.Bp is nice and fine.. but its just the internet.. you can only learn so much here. at the end of the day real estate is belly to belly you got to go work and meet with who your going to entrust your investment funds with.. or if your going to try a new line of work..

I do have folks that don't book because of that.That is a good thing as not understanding the distance to get places will create bad blood and cause those 2 and 3 star reviews which no one wants to see.Like @John Underwood, our place isn't cheap so we don't get the folks that destroy places.The bottom line is that you are renting out an expensive asset to strangers for 3-10 days or whatever.

It might seem like a kindness to provide a printer to a traveling professional, but until they invent one that works on every device, every time; that doesn't need paper at two in the morning; and has cheap toner that refills itself, we will pass on that amenity.I am sure there are other examples for all 4 quadrants, but like @Allen Duan wrote the important thing is to look at amentities through the lens of the end user (with an eye towards the "competition").

It's cheap and doesn't give them your house address.
