Nobody has a perfect crystal ball, but probably next year it MIGHT be 4% (or even still higher).

These assets were bought in 2021 and 2022 and you did not need to have a crystal ball to understand interest rates would be rising.

Obviously, this is a speculative question and nobody has a crystal ball on this issue, however, I think close consideration of the fundamentals are important in making a decision about this.
