Build rapport. 

I have over 25 yrs of hands on construction experience in almost all aspects and need help/guidance to build/grow a portfolio or fix and flip. 

Areas that you wouldn’t want to walk through at night years ago have houses/buildings selling for well over $500k.

Based on that number of units I would expect much higher figures - did you buy these buildings all/mostly cash?

.#1 tip I'd give if you're buying existing (or building) is to call the assessor and ask specifically what the new assessment will be after improvements.

The win for you is having a lender that will fund your deal and if you analyzed it well, you have the opportunity to make a profit with little to no money out of pocket and the chance to build a great relationship together.
