No major aesthetic problems in the community, some homes are well kept some aren't.  

We were planning on making renovations to the bathrooms and kitchens plus obvious aesthetic work but upon seeing the other three units I fear there are some more serious issues and wanted to get some feedback from experienced REI.

I've had the displeasure of starting new associations as well as serving on the board of multiple hoa's, and 90% of the time it's an absolute nightmare for various reasons.That being said most of the time an HOA is a necessary evil to protect property values and aesthetics.

That's because you're comparing them against everything else.So, I'll typically do all of the following in a typical renovation:- Paint the entire interior- Replace all the flooring- Replace the cabinets- Replace the countertops- Replace the applicances- Replace all lighting fixtures- Replace all plumbing fixtures- Refinish hardwoods- Replace all doorknobs, outlets, switches and cover platesOn top of that, I'll do any mechanical repairs necessary, any exterior repairs necessary and replace anything else that might detract from the aesthetics.

As for myself, with no investor network to pass along a deal, I looked every day for about two months before I found a property that fit my taste aesthetically, AND where the cashflow worked as well.

The aesthetics of the house is what leads me to believe that the house is not selling on the MLS.

To help my properties (family included) reach their full potential economically and aesthetically.

Proximity to downtown, airport, or tourist destinations, as well as aesthetic appeal factor largely into my considerations.

Your mgmt should tell you about the roofs or point out and structural, aesthetic, hazards, plumbing, etc issues and seek bids for work.

All else equal, buying homes that have been built to a very specific aesthetic is a bad choice.
