When looking at a commercial property like strip mall it's a more advanced DSCR calculation, as it can include CAM's, an expense factor some use 20-40%. 30 year commercial loans do exist, I do not like ballons personally.Happy to help further on this & any future purchases as well!

i'm in the market looking to do cost seg on 4 condos. searching the internet i cam across the 2 companies that are mentioned in the thread (KGKC to DIY Cost seg).

There’s so many good strategies it’s hard y to pick one, but these two seem best for me.

To me, finding an $X amount or Y house count never made sense.

Sold it $900k and 1031 to 14 units and vacant lots for about $1.9M, cash flow 30k/y.
