While I've made several investments independently, what sets SDIRA Wealth apart for me is their competitive pricing, focus on new construction, and access to markets with better performance compared to my local area in New York.

The seller setting the amount is illogical, and anti competitive because they set the amount under the threat of a group boycott if they offer too little. 

With a 40% expense ratio, the DSCR is approximately 1.21Hindsight Critique•Continue to build relationships to increase deal flow•Property manager (Mercer Hughes) is critical to completing renovations and quick tenant placement•Continue to build relationships with private lenders and personal investors•Have cash available to make quick competitive offers

And probably not a lot of competition.

We just button down our lake house and hope to get a Thanksgiving (we did this year) and Christmas (nothing yet). 

What is advantageous is someone that is good at underwriting and unbiased (only analyzes the deal based on the underwriting without other emotions).Note i have a fair amount of experience and plan to place a competitive offer tomorrow that the underwriting dictates not placing a competitive offer.  

For the past 4 years I've been focused full-time on the niche of pre-existing non-conforming land parcels and/or land that is considered undevelopable.Basically, I focus on rehabbing lots instead of rehabbing houses and I have virtually no competition up here in the New England Area.Is anyone else here doing this?
