My concern is with the house that my dti numbers will remove my options for a loan.

It can be done and people do it, but to start out not knowing what is necessary will very probably cause you to lose money, to say the least.

From a lender standpoint I think the main areas of concern with auction properties boils down to access.

It's not enough money to be concerning yourself with better ways to re-invest the funds.

I only invest in A and  B areas  that usually makes renting some what easy .Having rentals loaned out to the wazoo can cause a lot of stress on owners to rent out immediately  .If the market softens up winter etc...

@Roy Kinzer Rent control in NJ can be a tough pill to swallow and unfortunately has caused many of my deals to fall apart quickly once buyers/future landlords realize how strict the controls can be.

So I am less concerned with that one at least for the time.I enjoy researching many things and solving complicated problems, but figuring this out has not been one of them.
