So my brother had a incredibly creative way to get a property he wanted from a seller who was not only resistant to selling but oddly unavailable almost 100% of the time.  

It is waterproof, scratch resistant, and looks great.

There may be a point where I find a multi deal that I cant resist, but right now I'm focused on SFRs

If you have the work ethic and the grit to make it as a wholesaler, you could do the same as an agent with much less resistance. 

The path of least resistance may be altering your policy, and having a damage deposit for the dog.

The not holder when pushed to the wall, will need to take the course of least resistance to get the loan off the books.

I know it mainly has to do with resistance and fear of failure, but also feeling a little lost on what the first step should be.

When I sell, I resist a price reduction from my buyer and encourage them to get a letter.  

It'll remove heat from the air in the house to heat the water- so it'll function somewhat like an air-conditioner/dehumidifier, something that will be welcomed in about 9 months out of 12 in Florida, and it uses less electricity than an electric resistance heated water tank.I'm not sure whether or not you'll be able to recoup the added expense in a flip- the stove is very visible, so likely more important than a heat pump on a hot water heater. 

There are always people who resist something new or different.
