If you follow this philosophy and keep investing over a long period of time (10-20 years) by dollar cost averaging you will end up with a handful of singles/doubles and be content that you didn't strike out at the top or never got started because you were waiting for the perfect pitch.Scott

That's why I subscribe to the philosophy of not creating artificial vacancy, and will ride a tenant in a distressed unit for as long as possible, because as soon as they leave, I'll have to spend $10-20k to get the unit in rentable condition again.

I understand that this is a different operating philosophy from most on this site, but if you want to know how to make money in a lower CAP rate environment, then keep an open mind and ask a Californian, or a Hawaiian, or a New Yorker (city).
