You definitely could not count on it in the normal course of business.

It that property has a recurring sewer issue, or something like that, you may have higher then normal R&M expenses.  

They can put all kinds of things below the line that would normally be considered operating expenses.  

And the prices are insane for properties so I was planning on sitting on the sidelines until the values become 'normalized' and then jump back in.... 

Normal HML is about 10% with 2 points, but friends are what you think is fair? 

First of all is where would i normally get a list from such as vacant or anything along that road even out of state owner ?

Normal additions like what you're trying to get quotes are from 120-200/sf out the door, at 200/sf, you're in the high part, that's 80k, allowances for extra ordinary fixtures shouldn't be above 5k.

Is this normal?

I've been reading BP on and off for over a year, I have been learning and involved in RE for half of my life 16+ years, never done wholesaling or mailing or anything 'silly', just what a 'normal' real real estate investor would do.
