If I am not mistaken, anybody involved in the transaction has at least some liability which is why I know there are several brokerages that don't allow their agents to participate in some creative type transactions that they do not have state approved realtor contracts for.

But if you think that path is leading most to the same level of wealth and security that a doctor or engineer or lawyer or MBA gets, you are mistaken.

The caveat here is if the tenant pays the previous owner, or claims they did, and you never get your rent, you may be facing an eviction out of the gate, as plenty of renters can not afford to mistakenly pay the previous owner and pay the new owner!!!

I personally think people mistakenly equate buyers who want seller financing terms with desperation, bad credit, and high interest rates.

If I'm not mistaken the contract is not void, but voidable from your side.
