Heard a hair raising bad stories on NPR about summer camp staffing, not showing up, the kids show up, no staff, food can't be delivered, staff quits. 

Kevin: Yes this tenant was actually living in this mess...there was alot of hair caked onto the sink from shaving, a leftover used bar of soap, and was seen moving out person belongings like clothing and a bed.I imagine we wouldn't have a hard time tracking him down as we have employment paperwork, application information, and even a forwarding address he left at key turn-in...although I would be very surprised if this address is legitimate(he must know what kind of evidence he left behind).Also no complaints from neighboring units of strange smells.George P.: I spoke with our maintenance head and found out that this tenant was fired from his maintenance position due to "coming into work sick and tired frequently" and having an alcohol problem.I agree the authorities should be contacted, but as far as I know this has not happened.

Claim Estimate:$30I had old carpet that is totally gutted and messed up with dogs hair.

By the time I get to the point of evicting, it's a huge relief to have it done and the problem tenant out of my hair forever!

I have a cooler head than most...and not just from the lack of hair.

Update:   This time they found more feminine products, wipes, and lots of hair.

Yes Phillip, there are purposes for an appraisal, asset evaluations, but each are to find an estimate of market value which may then be used to set book values IAW GAAP (generally accepted accounting principles) by a court, trust, corporate books etc.A commercial appraiser will follow the same guidelines for residential.I wasn't trying to split hairs, but it will always be an estimate of market value, with the market defined for the purpose of the appraisal, perhaps as a bankruptcy, distressed sale, asset determination or as we generally see them for lending or sale purposes

I would find someone like that to make screens for you rather than split hairs over such a small repair.
