Well this was a bigger problem for crews assembling displays who arrive 12 weeks out to begin the build-out and stay 4 weeks after to tear down. 

Personally, my chosen strategy is the BRRRR method, so I'll rip up carpet, refinish hardwood if it's there, take down wallpaper, repaint the walls, refinish cabinets, countertops (never granite), put in a washer/dryer, etc.

As displayed by the margin there was a significant amount of appreciation over the expected ARV, but my client was not afraid to go into the area and construct a home with high end finishes aiming to set the record for ARV in the area.

My investing partner and I would like to eventually move to some newer maps, preferably something digital which can display distances.

The place is really rundown, its got a 60's thing going on with velvet wallpaper and all.

I am thinking of writing a letter and submitting a letter with my dissatisfaction and the poor communication that him and his team displayed.  

Plans as of now are:- Remove wallpaper and repaint entire interior of home. - Replace doors and windows throughout.- Kitchen: Paint cabinets, new appliances, new sink, granite counters, and put in dishwasher.

If it has the read-out temp display, you can use it as a thermometer (hint: move it to b/w hot - cold area,  if the display changes = you find your friend)
