was under contract for 3-4 weeks.. the day before closing, bank of america calls me and says the property didn't appraise...call the appraiser and find out she appraised it for 55 or 60k (can't remember now)..call back bank of america and they change their story and say that i have to lower the price to 23k since that's what i paid and it's not fair i make a profit...after closing costs, holding costs, repairs, commissions, i told them i wasn't making anything...long story short, the buyer was depressed bc he wanted the home and knew he couldn't get a better move-in ready home at that price, i was pissed bc bank of america lied to me and screwed me, the appraiser was pissed bc they ignored her appraisal, and do you think bank of america cares?

I personally don't understand this "bad is good" type rationale that some seem to follow by seeking out depressed, less desirable markets with poor and/or unstable underlying economic fundamentals just because the cheap prices make the day 1 cash flow numbers look good on paper.
