For multifamily or commercial, the rental rate impacts the value of the property. 

I would go with adding the garage because I would want you to get the highest and best move on the ARV of the property for that area..

Both offered up to $40k, 12-14% rate which is higher but not bad for an unsecured personal loan. 

Memphis is a market where BRRRR is possible, but with rates going up again, it's not a great idea.

Interest rates atm seem quite high so will ride this out a bit longer (and ratios will continue to improve over time.)

If you are accredited, the best thing to do would be to invest 50k into a syndication and soak up all the knowledge of how it works from an experienced operator before you make the decision whether it's your plan.

Doing so also helps create some level of USP to a sea of growing inventory across platforms like Airbnb.With their introduction to paid advertising it’s going to be interesting to see how their algorithms change from a ratings perspective. 

But personally, sometimes the best strategy is protecting what you've built rather than pushing for more.
