The big one is water capacity (meter upgrades), which you'd be hit with if you have to upgrade your water meter to support the fire sprinklers you may be adding.

I must admit I am not sure why I didn't ask the question, but will be adding to my question list the next time.

Also if the BP community could help me out with a few questions I have regarding the processes Contracts: Are these good contracts for putting a property under assignment and what should be added or changed? 

I only own 1 investment property (a 4-unit multi) but I'm on target to be adding another to my portfolio in the next 6-12 months.

The PM should also insist that he/she be added to the liability insurance as additional insured (I'm very slack on this part). 

If he's really there that often, then tell the tenants that the boyfriend needs to be added to the lease.

I would also recommend putting a good bead of silicone caulking between the garage floor and the PVC trim, and where the PVC trim meets the drywall.

I will be adding my name or an LLC to the deed so I can legally be considered the "landlord" and collect the rent in my name.
