Hi BP,Here is my dilemma, I won an Auction.com property which states they will be providing a SWD and insurable title, yet the addendum supplied by the bank in the purchase agreement states: "BUYER UNDERSTANDS AND ACKNOWLEDGES THAT THE PROPERTY MAY CONTAIN MECHANIC’S OR MATERIALMEN’S LIENS OR OTHER LIENS RESULTING FROM ALLEGED VIOLATIONS OF LOCAL ORDINANCES AND BUYER IS TAKING SUCH PROPERTY SUBJECT TO THOSE LIENS, WHICH MAY OR MAY NOT IMPACT BUYER’S ABILITY TO TRANSFER THE PROPERTY IN THE FUTURE."

I also ordered a certain number of bandit signs, although not always recommended, I also get have the attitude of " I rather overdoing it than not being acknowledged at all" @Corey Thompson let us know how that goes, but consider doing a certain number every week, you would get the same stats and the benefit of repeated exposure like @Matt Berglund said.

from what I saw during my walkthrough one unit was very clean and the tenant was very friendly. the second unit worried me a little bit as there is minor damage from a dog and not nearly as clean or willing to acknowledge me during the walkthrough.

It's just the zoning administrator acknowledging the number of units that are currently existing in the building.If you want to add a new unit to an unfinished basement, because the city did not keep good records of building permits, you could try apply for the zoning certificate for the additional unit.
