Warrant that any approved work or repairs performed by the tenant will be undertaken only if tenant is competent and qualified to perform it, and the person performing the work will be totally responsible for all activities to assure they are done in a safe manner which will meet all applicable statutes.

A good 1031 company will not need to be geographically close as 1031 is a federal statute and it's handled the same way in all states.

Keep in mind repository sales in PA don't have a redemption period to my knowledge, unless your particular county has different statutes (they are normally state laws, so I doubt it).

At my family's building, we also have cameras recording the sidewalk around the building (corner property) and archive the video for 3 years. 3 years is the statute of limitations for personal injury claims in New York.
