I have now been selling real estate in South West Florida for a number of years and at the ripe age of 24 am happy to report that I have sucessfully negotiated millions of dollars of real estate transaction for my data base of investors and primary residents.

On the downside, it takes 3 months rent just to pay the property taxes.I have a duplex unit in Southwest Colorado, one unit has been vacant since December, but when the snow is piled higher than the windows, it is just a bad time to rent.

I imagine the other smaller meetings (south, west, etc) are like this as well.

That actually helps me to think that way because if the south west side of Atlanta is ever to grown into some of the other higher value sides of town, a single family conversion would definitely need to be made a while down the road.  

Just curious to hear peoples thoughts, especially people that live in the Southwest.

I've had a 3/2 SF house rented in southwest for 850/mo for several years.

My apartments and flip are in Berwyn, which is 20 minutes southwest of the loop if that helps. 

I would recommend looking into the Southwest. 93313 area code is a developing area of town.

This is an incredibly location specific question, but at least here in the Chicago near southwest suburbs I still see solid deals on MLS.
