That would be like a use car dealer saying that because he makes more money selling used sedans, his personal truck was a bad buy...or a field sports retailer saying that buying ice sport equipment retail is a bad buy...you can't ever hope to only buy everything with an investment or resale mentality...that would make you entire life a job.

Assume a 10 block (or so) radius around your building is its "Home Turf".[1] Look for gang graffiti (learn about it online) vs tagging.[2] Drive the fast foods in that circle around 10:30 pm and note if you (a) feel afraid to go inside, or (b) feel afraid to go through the drive through.[3] Sit in parking lot of a food store and gas stations around 10:30 pm and note who comes and goes, and note if "Ladies of Ill Repute" or "Dealers of Narcotics" are present.[4] Try to figure out how far "Crime" is from your building (in blocks), because it can and does move over time.
