An example of $6k of value that an appraiser "can't" count could be something as simple as a vacant property where you get to do your own tenant screening, compared to another substantially identical fourplex that has tenants in place, tenants who you didn't screen, a lease you didn't sign off on that you now must honor, etc.

It's easy to forget when your first property in the area appraises high, you assume the next purchases are almost identical properties so will appraise at the same value.
