I have 5 investment properties with 13 doors the most I had vacantt at once was 2 while it was nerve racking it's jut how things are and is a part of the business.As people said you do the best you can and while it killsl you to use your cash reserves to pay mortgages when tenants are suppose to be doing that sometimes thats how it goes....It coud always be worse.Chris

Our borrowers/seller story:Sold to a "realestate company" in 2009 with a QCD; "realestate company" sold it to a subsequent buyer (also on a QCD); "realestate company" racks up a bunch of judgements against it; secondary buyer goes south and being somewhat responsible, gives it back to the "realestate company" with a QCD.

Rip up the wood floor from that room and patch the rest of the wooden floors with that.When done properly (and most likely all the wood was originally installed from the same batch and at same time), you will have magnificent wooden floors.Don't skimp on a refinisher--it will make all the difference!

I'd never seen a painted wooden floor in the living area of a house (other than a little checkerboard thing I had in a bathroom) before getting into this business, but they're quite common in lower end and Section 8 areas in these parts, done in a chocolate brown typically, with area rugs, it looks pretty good and is very cheap to re-do at the turns.
