@Cameron ChristianWell, first "figure out" if your pending deal will have signficant renovations, enough to warrant being able to cash out refi successfully. 

A warranty deed is definitely preferable because the seller warrants title to the property as opposed to a quit claim deed, where the seller will make no representations about the condition of title, and you are only granted the interest in the property that the grantor had, whatever that might be.

@Josh Mitchell I thought it was 51% of the units or higher must be owner-occupant units to be warranted by Fannie/Freddie?
