I stay in STRs all the time and I've been staying in them since the 90's (back when you had to take your trash home with you when you left) and if I had to list my top 5 worst lodging experiences they would all be hotel experiences.This reminds me of the referee strike in the NFL years ago when the optics convinced everyone that we desperately needed those particular refs back and everyone forgot that all they did all year long during football season was complain about how awful those particular guys are. 

To be even more clear strike one or the other depending on which direction you are taking.

I agree with @David S. 100% and would not only love to see BP lobby nationally but I would also challenge each and everyone who reads this to lobby his or her own local government to create and improve landlord-friendly laws (and strike down/cut back anti-landlord laws).

Cool thing is, if they're fired or COVID strikes again, no worries because the government will pick up all the slack.

I'm hopeful I can strike a deal here.

So, the owner must know rents in the market and work with the PM to strike a balance between maintaining high occupancy and not leaving money on the table.  

To offset gain recognized in a year solely attributable to depreciation taken in the same year doesn't strike me as much of a benefit.

However, this strikes me as a property that is in a sort of RE purgatory.
