However, I am confident that I would be able to successfully generate buyer and seller leads at scale using Google/Facebook/Instagram ads, so I am tempted.I've also thought about using my marketing experience to get leads for distressed properties and then wholesale them, but again I'm a newbie when it comes to investing in real estate, so I don't even know if that's practical in my area (Seattle).Are there any other paths I could take that comes to mind?

I have a few friends out here in Oregon who have large patches of land normally 2-5 acres I'm not sure if it's high or not, not my ball game but they are getting roughly 10% of profit but bear in mind that's water rights which in Oregon you must have for large scale grow.

And on a bigger scale, I actually did a private loan (I was the borrower) of about 1/2 million with zero collateral (and that was when I was much smaller in scale, so I'm surprised she did it)But since bad things can happen to good people, most lenders want something tangible to back it up.
