I could  have gotten more, but I did not provide a refrigerator nor is there a washer/dryer in the unit.As landlords I understand that we want to get the maximum amount of rent we can, we need to cover our expenses and return a profit. 

Then you can kid proof it in many ways like using plywood under the Sheetrock so they can't put holes in it, making each room furnished including their own refrigerator and each room have a lock and deadbolt.The floors can be done in acid stained concrete that is nearly indestructible, the garage can be divided into storage lockers and one room for an office so you have reason to be there at any time.

For "emergencies," such as a non-working refrigerator, a broken pipe or no heat in the winter, have names and numbers of a few repair people ready and check reviews of them while you have time.If you try to drop a bad property manager early, the PM may impose an unreasonable termination fee and take it out of a required "maintenance reserve" that you have to provide, ostensibly because the PM might not be able to reach you to pay a repair person.

I state that my sheds are not warrantied to be water tight and if fhere is a refrigerator in the property,  i do not warranty it.It is readonable dor a pm to ask for a repair escrow and to be allowed to make repairs under a certain amount without having to contact the owner.

And for less money, you could have purchased a used stove from a used appliance store.When it comes to items like stoves and refrigerators, I would rather find a solution that didn't take two weeks from tenant notification to the resolution of the problem. 

I recently asked a tenant to leave due to non-payment of rent, and when they left I noticed the refrigerator wasn't working properly. 

I had the AC service came by around 9:30AM this morning and by 10:15AM it's fixed.Turned out the outside compressor had a big hole in the copper pipe and all the refrigerant leaked out. 

In the beginning, they tried their best to get us to pay for some small things like refrigerator water filters and pest control.
