This is what we typically do at our brokerage when there is a due diligence period:1.

I have done as many deals as martel over the same period of time.. and you dont make money on every one you will have losers  that is certain.. so be careful. 

Not sure on legality or if Section 8 even allows these type of additional charges in their agreement, but my lease states no guest longer than 7 consecutive days or total of 14 days in any 12-month period without prior written consent of landlord.  

This will make a difference during the appraisal period if you go the loan route.

Am in option period for a quadruplex that does not have W/D connections.

You will have something break (or several things in a short period of time) or tenants to break their lease, leave a mess, don't pay their rent; but those things don't happen all of the time. 

Look for any redemption period in your state for HOA foreclosures.

You must have purchased the property with the intent of holding for investment.There is no statutory holding period before it qualifies to sell and do a 1031. 

Be clear and firm on rent payment dates, grace period and late fees.
