I think Jim is just looking at this from the perspective or doing the job right versus shortcuts. 

We just started DM and it seems haphazard at best even with "good" lists.Best of luck!!

They want to take shortcuts (hacks) to success.

Tenants like this are likely to take shortcuts cleaning, so be prepared for that.

But, I'd say that there is no such thing as a shortcut regarding knowing all of the landlord-tenant laws for the area, and doing thorough research on the market, prices, types of tenants, turnover, rent vacancy rate, on and on.I think people who look for turnkey are usually people who don't want to do all of the above and therefore they are ripe for the picking by con artists in the business, especially by unscrupulous property management firms.Not saying all property managers are ripoff artists, but there is a large percentage that take advantage of ignorant investors.Buyer beware and all that. 

I am adding it to my shortcut list for the next one for sure.

That could open a can of worms and have them make unknown damage to the property behind the walls because the windows were installed incorrectly or they took shortcuts. 

It sounds like you or the PM were taking shortcuts and doing crap repairs - or no repairs at all - and that's only going to attract more bad renters.In the meantime, start looking for a good PM. 

I wouldn't buy a book with that title anymore (I know there are other ways to do this stuff, not looking for shortcuts anymore) but I'm sure glad I bought it and was led to this site.
