Lot of great advice here ... just wanted to add a few more:- Offer complimentary Wi-Fi- Provide covered parking- Upgrade appliance fee- Install solar screens- LED lights- Install sensors for exterior lights- Roof top desk rental (specially if has a good view)- Pet rent was mentioned but also offer "Dog walking", "Pet grooming" service- Pickup/Drop off  Laundry service
