Piece of cake! 

In fact, the one that was there 12 years, we make it a habit to at least go by once a year. she would go by, bring photo of our kids, and the tenant's wife would go through photos of grand kids, and they both enjoy coffee and cake at the house.

If this were commercial, it'd be cake since the income can be shown to be improvable by $75-150/unit but ultimately this is a buy a hold w/ light rehab.

Plan for the highest commission but if you get lucky and get it sold fast and for the lower commission it's icing on the cake.  

But rather make sure that each buy is worth it by itself and if you can then assemble a number of those 'free-standing-deals' and make it an assemblage - then that's icing on the cake. 

I also would definitely love to take a bite on that cake.

There are so many different commission plans out there it should be a piece of cake to find one that works for you.  

Otherwise, you will be holding the hot cake without anyone wanting to take it over.

I of course add buffers in for changes in rates and prices, but for me real estate is a long game - mortgage pay down with appreciation as icing on the cake. 

funny how that goes.. the heart of it.. is that the guru's or those that wholesale kind of want their cake and eat it to they want to be investors and make investor profits without putting up any money LOL..
