In fact, the one that was there 12 years, we make it a habit to at least go by once a year. she would go by, bring photo of our kids, and the tenant's wife would go through photos of grand kids, and they both enjoy coffee and cake at the house.

If this were commercial, it'd be cake since the income can be shown to be improvable by $75-150/unit but ultimately this is a buy a hold w/ light rehab.

Plan for the highest commission but if you get lucky and get it sold fast and for the lower commission it's icing on the cake.
