Obviously, we can only "borrow" 50% and as long as we're property diversifed, we should be safe from margin calls, but we could even do 30-40% to be safer.

Diversification is key folks!

Both turnkey and crowdfunding are strong passive investment strategies for part-time investors--crowdfunding represents a new opportunity for diversification and liquidity, while direct real estate investing (i.e. turnkey) is a tangible, long-term investment.

(Houston's P/R ratio is one of the lowest in the country among major cities, but that doesn't say much about the Inner Loop submarket because the city limits are so spread out.)So while I like the idea of Inner Loop multifamily in theory--great location, strong long-term value expectations, some diversification of tenants--I'm growing skeptical that now is a good time for this market.

I have an ESOP (employee stock ownership plan) diversification option of about $68K available.

Diversification is the key, I'd like to start another business not related to real estate (most likely in technology).

I am pretty big on diversification myself.

But if you are very busy, willing to accept slightly lower returns, and looking for geographic diversification, turnkey might suit you well.

Today it is a form of diversification for me out of stocks.
