Why do you need to pay a service and cut into your profits when you can just do it?

Another expense you will need to account for IF you buy a small multifamily is that the owner is resonsible for cutting the grass.

However, @Bryan O. is correct, it would be better in this case to cut out the middle man, take any hit on maintenance, but reap a higher profit.

The spreads have to be there as well even if you check a couple times a year, its going to cut into your earnings a bit..... 

But with the connections I have for plumbing / paint / Electrical / HVAC I can cut my custs down pretty significantly.
