I would recommend doing a comprehensive screening of the tenants if you do decide to continue the application process, i.e. criminal/credit/eviction history.

Repeating statements like, "I made a payment, but they claimed they never received it and charged me a late fee," would be a warning sign - for one, the company could be lying to stuff its pockets with late fees they get to keep for themselves; for two, if the unhappy tenant leaves, they get to charge you another lease-up fee; for three, this creates a civil/criminal liability situation...

I don't know about ghetto properties but a few weeks ago I had the weirdest dream.In my dream I am the landlord of a class E multi-family property, the worst, the most drama, every tenant is on long term leases, every tenant is guaranteed to have a criminal record, and they don't pay rent and you can't charge them late fees...I was the warden in a prison.
