In a model where investor is not expected to be involved in running the factories, the LLC structure is created for financial reasons only .. and in this case is done to screw the investor.2) They promise good numbers in terms of $/sqft but none of their competitors are willing to deliver at those numbers.

You mentioned you are in a vacation town, so I am assuming there will be a fair amount of competition in that market so creating a marketing plan to make your property standout and encourage guests to book with you rather than a competitor will also be something that you will need to do.

I work at a Home Depot, and we have a button on the register for "Meet and Beat".. we meet competitors prices and beat them by 10%.

And then you come to realize the offsetting negative, that what's good is bad because everybody now becomes your competitor (although not necessarily competent).Conversely, becoming an expert in courthouse records retrieval qualifies you to be privy to knowledge that others do not possess. 

We went with them due to everyone else in our market having a website with another leading competitor.

My area has a few superb realtors, who have 5 or 6x the sales of their competitors.

I also know all my competitors whom I live no crumbs for. 

But the obvious takeaway is 'wow, you must be getting paid a lot more than your competitors.'
