I currently remotely manage an STR (although it's only a few hours away) using a combination of Evolve Vacation Rental network and technology such as Nexia/Schlage digital door locks and other automation hacks for guest communication. 

The issue of who gets fiest and second position is something I believe I can solve by 1 shopping around for those who are willing to move around and 2 having open communication with my lenders about that.
