The portfolio loans for me keep my buying capacity going until I refinanced them into a commercial loan cross collateralizing the assets.Once you get in with a new portfolio lender and they crack the door for you... treat them like your wife, buying them candy and being very responsive.Frank

Sure, everything is negotiable in real estate and the management agreement regarding late fees can be negotiated as a split or all to the owner, but really those late fee dollars are like infusing additional capacity to us as managers to allocate resources of time and staff to promptly respond with notices, calls, and site visits (documenting all along the way if it were to go south).

You would need to check the specs on the washing machine and see how much {temperature} lift capacity the on-board heater has or what range of input water temperature it requires [Note: some just boost the heat on your tap hot water for things like a sanitary cycle].In the worst case, you could run a hot water line from the house (ensuring that it is buried sufficiently deep ... and probably should insulate it) and the heater in the washer could deal with any heat loss in the water during it's journey.

If you are a trustee, a limited partner, an officer of the corporation, or whatever your position or title is, you must sign in that capacity to prevent personal responsibility: John Jones, Trustee; Paul Smith, President, etc.
