My financial situation drives me towards multifamily in the price range of those you may see in the southeast of town near the international district.

Midwest and Southeast regions excluding major cities.There have been a bunch of great blogs written on this site about cities that actually cashflow.

@Jason Ma if you look in the neighborhood section of the appraisal the appraiser usually lists street names which are the north south, east and west boundaries of where the comps he used lie within or he may have even searched all of a certain city or within certain distance.

I would look in other markets if you want to make the numbers work better probably somewhere in the southeast USA area with a longer season and much better price point.

That being said, people are moving into the southeast so finding good cities in the general southeast quadrant of the US and comparing those can be helpful. 

I agree for this property in the south east Cape Coral area the assessment via sewage and utilities are already 100% paid off.  

I agree with Michael Baum...Vacasa's quality issues are exactly why I got into Co-hosting across the Southeast and usually gain new clients.

We currently live in the northeast and have contemplated a move to the south east for some time.
