Riverside, Beaumont, Hemet, San Jacinto, etc...You're right next to the Inland Empire. 

I would recommend looking at Jacksonville Beach or the historic districts such as Riverside, Avondale, San Marco, and Springfield.

Of course there are area's in East Atlanta, up near Riverside, and Peoplestown that are just as good investments if not better, but in my opinion the ships sailed on those areas over the past 3-4 years (in terms of finding bargains).

It's held in Riverside at the Mission Inn.

I spoke to county of Riverside earlier this year about it and they said its possible.
