I've used different pest control companies, handymen, flooring guys, painters, electricians, etc., just on these 2 properties and feel like I have a solid grasp of what to recommend. 

We were a very cool space and had everything in terms of tenants from painters, photographers, cleaning service, community groups, etc.

Denver street / grafitti / mural artist or community group to paint the side of my building (great exposure for their work, 50,000 cars/day)2. electrostatic painter or auto body worker who wants to moonlight and restore my metal cabinets lowrider style (think glossy turquoise or black with pin strips)

As Micki M. said, walking through with your project manager is a good idea, but definitely start trying to form relationships with painters, roofers, flooring installers, etc ASAP!  

Many years back i talked an investor client into trying this out on 1 property with tenants, and doing the "norm" on the other down the same street. 1yr later we showed up for annual inspections and at the 1 we used conditioning techniques, we showed up to find carpet crews on site, the tenants paid out of there own pocket to have new carpets installed and professional painters come in, all so they could retain their good tenant discounts.

Find a GC (and a plumber, electrician, HVAC guy, roofer, drywall guy, painter, floor guy, tree guy, grader, mason, finish carpenter, pressure wash guy, etc.)  

Besides all the great advice above, i suggest you join [or at least go to] the MAREIA in Owings Mills [90 Painters Mill Rd] ... great way to gain knowledge, meet other investors, ask questions ...
