They are sprouting up as far as 20 feet from a bamboo patch at the rear of the property.  

Now we are wanting to removed a 3 foot section of wall between the kitchen and the rear living area.

I have a huge problem with new investors thinking they're going to have $300 a month in cash flow only to end up in a pinch with the truth rears it ugly head.Having tenants "buying you a house" is a great thing, too. 

Also, many refrigerators that have their cooling coils in the rear will require some space for air to flow over those coils; such refrigerators can't have their backs directly against the wall if they are to properly operate.

There was a ton of scope creep due to having to rush them out of the factory and our inexperience reared its ugly head again turning what was expected to be a 3-4 month wrap-up into about 7 months.

I think you will have a difficult time replacing the faucet without rear access and without damaging the walls.

Ken, I used an administrative fee here that was basically a fine.I structured it by saying that in consideration of the rents such were agreed to under the condition that no additional administartive functions were to be required by the landlord and went on to describe what "additional administrative functions" were.In the event any additional work was required an additional fee for services would be assessed and such would become rents then due.So, if the tenant failed to return the trash cart to the rear of the property and we had to wheel it back, $25.00 was added, if they left trash or other articles in the yard for more than a day, or if neighbors called about noise or if I had to answer any police calls, etc.
