Don't have all the details obviously but I think you should pull the trigger and not stress too much on the closing costs, if you listen to a lot of the podcasts/stories of experienced and successful investors, the advice is almost 100% uniformly to just "jump right in" and get over the hump on the first property, the learning lessons and the push to get you out of the paralysis analysis phase seems to always be well worth it, way more than potentially leaving a few pennies on the table

@Aaron LandsYou've probably already done this but consider putting up signs.Consider also putting very visible fake cameras to save the money on the camera options.We have used a solution called SWAN smart camera (Menards product) which has motion activation and you get about 1, maybe 2 weeks of use on the batteries. 

Indoor/outdoor, 4k video, night vision, motion detectors, and remote viewing with WiFi are all available for reasonable prices.

Get the hard wired cameras that are always recording, not the batter operated motion activated type.

An appraisal is completed, the cost of construction is solid, your financing is secure, and the plans to build are set into motion.

But that nonsense can buy them a ton of time and you having to respond will cost you a ton of $$ when they start filing frivolous motions and demanding jury trial, all at no legal cost to them.

No title insurance but I went through the motions myself to learn the proces, but I really appreciate you saying this because if someone didn't know this they could get really screwed so thank you.

Pick a property for sale on Zillow and go through the motions as if this was a live deal.

We have sensors on windows and doors, plus motion in the living room.

This would include items such as smoke/co detectors, railings, windows functioning, screens, GFCI, outdoor motion lights, and repair anything that is broken.
