If the numbers make sense, I will take it sub2 or even on a L/O (although I have never done a L/O on this type of deal but would in the right circumstance) if there is good upside.

I have been sued before by a tenant on a L/O deal for return of their option money and the judge only asked me one question, "Did I have a Purchase and Sale Agreement?"

There are a few good investment lenders out there, Carrington has been doing very well recently (PM me if you need a referral to a good LO).The market for no income verification products, especially in the last 6 weeks (tax time I guess) has skyrocketed.

It sounds stupid, but an "average" underwriter and LO are simply going to have their heads explode when they ask you for two years of tax returns, and you give them Canadian tax returns.
