Risk diversification, don't pick a sector, don't time the market, no leverage,  etc.However, what is real estate investing? 

Don't do NNN, you pick up the charges, generous rental and loan terms. 

We have done well when airfares are low and if up north is having a bad winter.February - Starts slow but picks up mid month. 

I think the main drive for me would be the agent commisions savings down the road, as well as maybe picking up some deals here and there (with other's guidance)..do you think that is a feasible option?

It sounds like after rehab, this property won't be producing much cashflow...and if the ARV is only 200k, it probably won't be producing much appreciation, either (at 2.5% appreciation, you'd only be picking up $5k/yr in equity). 

I'll break them down:Property A- I can pick up at 3500 an acre.

You don't have to pick Detroit...I have had great S8 tenants and horrible ones.I have had great "cash" tenants and horrible ones.Screen all your tenants thoroughly.

The times were different then too, I was picking up properties for around $80,000 with rents at $900.
