Do not allow deadlines to float... the minute someone is late, start with the legal requirements even if you like them and believe it's a temporary issue. 

When a tenant places a work order request, we can assign it and check a box that sends an email to the owner about the request. 

By collecting emails etc from OTA guests using Emailcollect you then have the power to remarket to them for another stay.

All private sector jobs are temporary.

FSBO, expired leads, local homeowners)- Nurture your network consistently via phone, email, text, in-person events- Set as many appointments as you can to get in front of people and explain your value proposition... then go back to nurturing the contact until they have a question or need something from you- While doing all of the above, try to avoid/ignore the 'shiny objects' that are sold to agents on a daily basis.
