A bare bones capex budget needs to include roof 25 year life span, floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span, etc. 

I just moved to Denver (Castle Rock) so I don't have insights specific to this market but 85% of my portfolio spans West, SW and central states and we're still seeing tenants paying and prospective folks looking for rentals. 

And my relationship with my bank spans almost 3 decades.

Roof $7500 / like span 25 years / 12 months = $25 per month.

Carpet and floating floors have a 5 year life span.

I would imagine that it was because there were reserves, or because the shut down did not span a long enough time.  

Floors have a life span of 10 years.

But could you do it this way, in a 4 Year time span ?

Money spans countless aspects of life and real estate.

Was that over a span of many many years, did they end up selling the and got a commission plus property management.
