I’m in Ontario Canada but had quotes to patch and refinish (patching included large areas of about 100sqft total) and it was $5500 to patch, sand, stain the existing house of 850sqft and install new oak treads and risers on 3 steps and stain to match with that I was going to do the master bedroom addition different (possibly carpet) now Im getting engineered hardwood installed right throughout for $5500 installed seamless through all rooms and 3 treads/risers

@Brynden Noble you many want to have your tech check the air filter and for nicotine stains on the bathroom fans.

They will damage stuff or stain the carpet or not clean the common areas when they move out.

As we're walking through the house for the GC to explain and show what they've got going on...he points out a joist in the ceiling in the kitchen that is rotted...huh...this is odd...but we thought there might have been a water stain on the ceiling...so maybe there is a water problem somewhere?

Then you can just paint/stain (little more than 25 for stainable grade probably), put back on the hinge and install hardware (if any).That stinks about the sky light, no telling how many different 'standard' dimensions they've had over the years.
