Ive fixed plumbing problems in my rental units from main drain clog, froze/busted pipes to broken mains inside and out root infiltration you name it. call roto rooter get a sewer camera inspection and find out whats wrong it may be a busted elbow this may be cheap to fix now if you have crushed main's some plumbing contractors offer a pipe bursting or pipe relining service and its done with hydraulics they don't even have to dig your soil up they inject a liner in your pipe with pressure guarantee 50 years also try rotorooter,com p.s i had this same exact problem sewage coming out under kitchen i ripped up the floor dug around the pipe then called my plumber to fix it cost me less than a thousand bucks

I know from owning a number of places that the cast iron solutions work and have worked for many homes over decades.Now, if the standard in an area is PVC it could be that many plumbers are not all that experienced with alternatives.

i am newbie here as well and read foucus on one topic at a time really read all you can in this forum and join real estate aasociation REI in your hometown and you meet people in the "know" I started last week and in the cal classroom i met mortgage brokers, new people learning the market like me. the seminar leader is nice and very knowledgeable. he met a president at a bank through networking and how beneficial to network with people in REI especially if your looking for reputable vendors.

I have found a brand new one in an area that has no rent control, low unemployment, high job growth, good renters market, low crime, for $335,000 with reputable onsite management....So my question is : If this deal sucks how is it possible to get something better.....Or is it really that you are saying that as compared with a decent stock performance...this is bad.Thank you both for weighing in!

I have my plumber and electrician I know to come and take a look and make sure everything there is good to go.The houses in the area that are similar (3bed, 1 bath) rent for between 600-650.I will do the monthly income and you guys critique me.Gross rent =625vacancy fac.= 32mortgage(est).=243 (15 year mort at 7.0 inters)maint reserve=115taxes=50insur=25other exp= 20--------------- 140(i know this is a rough estimate so I will not count on the 140 automatically)Now obviously I have to see the exact amount of work that needs to be done.
