I have built many homes and have done remodeling and flips for years and now I am think about getting my real estate license and would like to know from some experienced commercial brokers some of the pros and cons of the commercial real estate industry.

I am currently a manager at cabinet shop, skilled in carpentry, home building, remodeling and obviously cabinetry.

I have done my fair past as a remodeler and hope to advise you in the future.  

Ran a $5 day ad on my fixer upper for sale and I targeted anyone in my town with a construction/labor job and/or interests in construction and remodeling.

We had to stipulate in the purchase agreement that he was to stop all work immediately because he was "remodeling" one of the units and ripped out a load bearing wall to open up the kitchen to the living room.

Your RE acquisition should always be based on the as-is value of the property at the time you intend to acquire it - any costs for rehab/repairs/remodel.  

To explain further, I am happy to do a kitchen remodel, much less so to replace a boiler, roof or rewire electric right off the bat.

I'm a hands in kind of guy with a lot of construction and remodeling experience so I'd like to do the sweat equity work on my properties myself but the two hour one way travel time to the city would be a burden for sure.

We’re about 12k into the remodel and it’s about 75% complete, should be finished by the 1st and cost 20-25k total.

I have a home I remodeled and own outright that I'm trying to sell and want to get into multifamily property.
