@Bret Allen We provide the house pest-free and will re-treat if reported in the first 30 days.Our lease has had the term "any additional or periodic pest control is the responsibility of the tenant" for at least the 11 years I've been here, and it has been vetted by our attorney.I understand your opinion may differ, but I would rather have a tenant raise the issue of being responsible for their own cockroach problem (we do SFH, so neighbors don't play in) than being named in a suit for damages because somebody had a fatal reaction to our pest control vendor's choice of chemicals.

You will find a very different reaction by lending institutions for someone who has steady income vs. an entrepreneur who recently quit their job and cannot show a couple years of employment.Even though they're a pain to deal with, the banks still offer the best, long-term lending options.

Well, drove by the place today and the lawn was nicely mowed, and there was an inflatable kid's pool in the back yard... the letter was sent today, but it look like they are there and taking care of the place-- will see what reaction comes from the letter before assuming anything...

Makes sense that a single woman willing to rent in your neighborhood might want a big-booty dog in the house :-)A dog is only as good or bad as the tenant -- if she passes all the screening tests (including the "gut reaction" test), then you're stuck on trying to do everything perfectly according to the Gods of BP and stalling on making a decision.

My knee jerk reaction is to talk with an attorney about making sure I can terminate the lease, but another landlord pointed out that their rental history has been good and there are no new negative accounts since 2013.Still too many negatives?
