Sounds like he is trying to do some kind of loan modification and anticipates the lender will cancel/change the fc date - which may or may not happen. 

Most seem thoroughly convinced that the bank is going to come to their rescue and strike a deal.I understand the denial that’s going on, but how likely is it that a bank will still do a loan mod if a judgement is filed?

We got to be our current size exactly because are cost conscious and return those cost savings to our investors.As I stated in my original post, I'm planning on finding some good templates as a start and then sharing them with our lawyer for modifications.  

I found a basic contract online and made some modifications to that.

The aim is to enable the electric supplier to make modifications to the electrical circuit that runs underground through our property.

Then, put a notice on her apartment that there was an emergency (leak) coming from her apartment, necessitating the water being shut off until you can make the repair.

This is my first rental property and I am in search of the first ever tenant.Currently I have one application from an old citizen who wants to move in from an assisted living facility.The property is not prepped for senior tenants.Is there any potential risk factors that I have to consider or modifications needed for the tenant?

If the utility company requires an inspection before initiating service and upgrades are needed, you will not be able to complete them as HUD allowed no repairs/modifications to be completed prior to closing

I would be nice if a landlord could a demand in  :)    If it really gets bad i am more than certain landlords recourse will be mortgage modifications.. they are already there just have to ask.. 90 day no pay.. but then i think they want you to bring them current at 90 days.. not sure but I think thats how i read that..
